The move up buyer is a little older and generally where i am hot tubs and, two leased suv's and more toys. Here he has been more of a bull than the first time buyer (Regina area ). As I recal the banks in 1982 ,and 1992 appeared to take down more of the move up buyers than they did the first time buyers. I assumed, and note I said assumed it was because they could recover more. I also saw cases where they wrote down loans for the first time buyer. I have no stats , its just from what I saw in a small market. the banks will raise interest rates to compensate but who will be their main target this time? Is it different this time, I say it sure is, we are in a much bigger mess! The primary industries oil, gas, beef products, forestry(lumber and oriented strand board) are facing challenging times. Oil and gas drilling is significantly lower in comparison to previous years. Beef products have never regained the dollar value since BSE. This is significant as Alberta comprises 1/2 of Canada's total beef output. The recent increases in the Canadian dollar, high shipping costs, and the slowdown in the United States housing has definitely effected forestry companies in Alberta. I would guess that at least 75% of the forestry mills in Alberta will have production curtailments this year including many layoffs. These 4 industries have a big impact on Alberta ecomomy as they are the top 4 exporters in dollar value. <BR/><BR/>I'm guessing the only thing that is really spurring the present economy is retail. Wait till this runs out.
