So all it takes is a small sea change and, for say qan extra one half of one per cent of owners to decide to list, and cash out, and the sell list ratio plummets.
Right now most owners are loving the ride, or afraid to sell-kinda like jumping out of the life boat and swimming for the nearby shore in bad weather-risky. Interest rates kicked off this mania and interest rates can dampen it-even in Alberta where the oil sands and future demand is largely priced in.Jimhttps://www.blogger.com/profile/14161385561475242709noreply@blogger.comtag:blogger.com,1999:blog-7588496932754350322.post-82699402654653320012007-06-12T09:56:00.000-07:002007-06-12T09:56:00.000-07:00Anyone want to talk about housing instead? It seemed like there was at least one house for sale on every block. It also seems that there are a lot more condos for under $200,000 on the mls.

Any opinions on how rising intrest rates will impact this mess. Rates are clearly going up south of the border (as per the bond market), which will make a rate hike here likely (less chance of putting the Can$ over the US$). I'm wondering if rate hikes here actually impact current owners...I know it will discourage new buyers, but are people using adjustable loans here like in the US?ronniehttps://www.blogger.com/profile/08647402568132078965noreply@blogger.comtag:blogger.com,1999:blog-7588496932754350322.post-4417756008351754802007-06-12T09:34:00.000-07:002007-06-12T09:34:00.000-07:00This comment has been removed by the author.Chopperhttps://www.blogger.com/profile/05709898359048971383noreply@blogger.comtag:blogger.com,1999:blog-7588496932754350322.post-71105640046231569682007-06-12T09:11:00.000-07:002007-06-12T09:11:00.000-07:00I think LG is a recent buyer and is sitting on raz...I think LG is a recent buyer and is sitting on razor blades knowing he bought in at the top.Dalihttps://www.blogger.com/profile/04369213400076173427noreply@blogger.comtag:blogger.com,1999:blog-7588496932754350322.post-2478072301244148642007-06-12T08:01:00.000-07:002007-06-12T08:01:00.000-07:00HelloCBC reports the Edmonton R/E market increased...Hello

CBC reports the Edmonton R/E market increased 0.8% last month, which is 9.6 % annualized.

LG, the ignorant will be with us forever, they will not however inherit.

Chopper, please attempt to obtain functuality of your 2 gray cells, Gloria may be a androgynies’ metro sexual male ,possibly dual personalities manifesting as LG, and that my dear goof makes you a possible homosexual Harley rider, God how revolting. Real Estate always goes up.
2. Buy now or you'll be priced out forever.

I have heard versions of these.
"Its never too late"
"Real estate is a safe investment"
"Better get in now before it gets even worse"

3. Alberta market which has gone up almost 300% in several cases in the last 3 years will not go down from the current levels. The worst case scenario is that it will go down by 10% or so and then stagnate before starting its upward march.
Note the use of "several cases" with respect to 300%. Got reading comprehension?

4. We are running out of land in Alberta. Not all types of land, but affordable, residential land.
I have NOT heard this by anyone. Developers try always hype the lack of availability of their lots but thats their job.

5. Oil prices will never go below $50 again.
Exaggerated. It has been implied because of "China and India". I think the more common one is that oilsands will not experience a slowdown or remain profitable with $25, $30 oil. I have heard this.

6. The dramatic surge in the prices in the last few years was a result of robust fundamentals that merely brought Edmonton and Calgary in line with prices in other 'big cities' such as Toronto and Vancouver.

This has been used tonnes in the run-up and continues. Even comparisons to London are made. Seriously.

7. Alberta is different as we have oil sands and our real estate prices should reflect that.
Even though it has been said, you can't IGNORE oilsands either. 2005 prices seem optimistic to me.

8. There is no speculation in Alberta market. The majority of buyers are buying their primary residences, either for the first time or upgrading. May be some wealthy Boomers are buying their second/third vacation homes.

Exaggerated. But i have heard versions of this.

9. Everyone wants to live in Alberta, or at least get the $12/hour jobs offered here in plethora.

Gloria has a point that the labour shortage is used as justification while a good lot of unfilled jobs are the low-paying type.

11. The current dramatic increase in inventory is a result of usual summer slow down in Sales and is merely reflecting a return to the 'regular' and more balanced market in which buyers have more choice. Prices will rise with a vengeance by autumn and continue their march to infinity thereafter.

Exaggerated.

12. Increase in housing prices is great for a locale. Lots of companies will have trememdous interest in opening offices here once employers realize that they won't have to pay any wages to their employees but can pay them in the form of 'assignments' on latest condo projects in Airdrie or Fort Saskatchewan. Just look at start ups and other companies around Route 128 in Massachusetts and how it has been flourishing since the dot com bubble burst and the real estate bubble inflated.

Its a fact that housing prices are treated in a more positive light than increasing gas, food or taxes.BearClawhttps://www.blogger.com/profile/15714953167582532109noreply@blogger.comtag:blogger.com,1999:blog-7588496932754350322.post-3075245708579518562007-06-11T12:02:00.000-07:002007-06-11T12:02:00.000-07:00LG,When you stop and take a breath look back at yo...LG,

When you stop and take a breath look back at your previous posts and see how ridiculous you look. The city of Houston came up and how the refinerys, upgraders, shipping, oil infrastructure is there to stay. It will not implode. Then the conversation came to the price of real estate in Houston compared to Calgary or Edmonton.
