The CREB argument is that as prices fall, excess inventory will be bought up, and then prices will rise from there forward.<BR/><BR/>HOWEVER, not one of these futuristic associates has ever considered the future lending structure to those inventory "buyers".<BR/><BR/>What if banks do here as they are in the UK? What if they require a min of 10% or 25% down to get the best rate? Will inventory be bought up then?<BR/><BR/>This is a huge asset bubble we're sitting on. This is so large and so potentially dangerous, that most don't even want to acknowledge, let alone think it through.<BR/><BR/>If inventory keeps rising at the pace that banks and financial institutions are losing money, the lending structure will change and automatically force many from buying a home. The irony is that the easy credit of the past is responsible for the inventory, and the change in that credit structure could exacerbate inventory further.<BR/><BR/>Will prices rise?<BR/><BR/>This is a toxic brew that could really be a big pin to the bubble.<BR/><BR/>So what if prices fall. If banks won't lend like they used to, where will the inventory go?<BR/><BR/>I see the R/E situation looking grim for many years. This is only the start. If you want to buy a rental, that's your call. But I really believe the run on R/E is over and will be for many years. As predicted the numbers have climbed after the slow winter/holiday season and housing projects are completed. <BR/><BR/>We are nearing 6,000 units listed on CREB alone. When we have over 7,000 units listed on the market, then we will confirm that there is a significant bubble. Soon after the market will decline.<BR/><BR/>If the numbers continue to climb past 7,000, we will see a significant decline in prices as the bottom falls out really fast. A lot of speculators will get caught with artificially inflated property.<BR/><BR/>Nobody better call me negative for predicting this or wanting this to happen! To me this is the most positive thing that could happen, because I want a reasonably priced home and to purchase rental properties. I did a lot of studying to predict exactly how this market will play out and it appears it is finally going to happen soon!
