Usually March, April, or May are the top months for sales but June has bucked the usual trend and is now the best month for sales this year. I expect that will be the big news in Mario's newspaper story. Inventory decline will take second place. Now if Mario is reading this, I expect just to prove me wrong he'll say "Price plummets in June."

Bob back at it again. What a putz. Honestly sales in June are only higher than May's by how many houses? ~70 to 80 at the most.

Compared to June 2007 sales are down ~300+ units.

Mario, if you're reading this. Don't use Bob anymore as a source. He's a constant real estate cheerleader. As much as he says he wants to be neutral. Al Bundy has been putting some great comments up this year, but at a rate of about one per month. Mike has moved over to this blog and can't/won't post on BT."

Yes, we did! haha. But it was intelligent, respectful and a good learning experience (well, I learned stuff I didn't know for it). I read BT's blog about once or twice a week, I TRY to post some facts in there and it doesn't matter what I post, it's deleted. I even posted a while back that I was moving over here, and it was deleted. I'm sorry to hear your finding yourself in the same "BT banned camp" as I. But if we can't get our unbaised (good/bad) points across to the others who go to BT's blog to LEARN about CURRENT events of the market, what's the point of posting there, right? It's all baised.

So, welcome my friend, to this blog. There's a lot of banter, some immature attacks, a few trolls, but at least it's unbaised and uncensored.

Looking forward to reading your thoughts on here. :)

MikeSnakes and Laddershttps://www.blogger.com/profile/07876011566991048971noreply@blogger.comtag:blogger.com,1999:blog-7588496932754350322.post-16732568589989272382008-06-30T08:11:00.000-07:002008-06-30T08:11:00.000-07:00Someone said: "When was the last time you had a r...Someone said: "When was the last time you had a realtor sign your passport?"

Realtors as a group are not barred from being guarantors on passport applications.

Effective 1 October 2007, the policy says that guarantors must
• Be a Canadian citizen 18 years of age or older;
• Hold a five-year Canadian passport that is valid or has been expired for no more than one year;
• Have been 16 years of age or older when they applied for their own passport; and
• Have known the applicant personally for at least two years.

The media release also notes that any family member as well as any individual residing at the applicant's address may act as guarantor, provided that the person meets the requirements for guarantors.

http://www.ppt.gc.ca/articles/20071001.aspx?lang=eng

Now everyone has the opportunity to be asked to be a guarantor for someone they have known personally for two years but don’t really want to stand up for.Unknownhttps://www.blogger.com/profile/02279508834436605206noreply@blogger.comtag:blogger.com,1999:blog-7588496932754350322.post-57447845371465920062008-06-30T07:55:00.000-07:002008-06-30T07:55:00.000-07:00Mike said... I’m responding to those issues rather than the specific poster.

(1) BT’s blog is not the place to push the envelope on many things. He is a member of a professional association. No I’m not going to argue about whether a career such as BT’s is a “profession” or whether they are “professionals”. They categorize themselves as professionals. They have to follow rules to keep their membership. There is probably some requirement to be courteous. Whatever the rules might be, a member is just asking for trouble for publicly criticizing or ridiculing CREB, EREB, CREN and any specifically named members or leaders of those associations.

I’m not surprised BT monitors the content of the website for that kind of content, in case his association thinks BT should be held responsible for it.

(2) Calling someone a liar outright is a serious thing.

Alot of what analysts do falls within opinion. Usually they have some measure of expertise. They can show that there is information to support their view, that their view is arguable. They don’t have to show that their view is the only possible viewpoint. They are not “liars” merely because there is another way of viewing the situation.

How to go about showing the weaknesses in someone’s viewpoint? Say you disagree with someone and then explain why, e.g. “Mr. Smith says ABC but it is not supported by the information DEF. The better view is GHI because of JKL.” Of course that takes alot of work.Unknownhttps://www.blogger.com/profile/02279508834436605206noreply@blogger.comtag:blogger.com,1999:blog-7588496932754350322.post-62324109873587492272008-06-30T00:55:00.000-07:002008-06-30T00:55:00.000-07:00For the first time home buyers and savers.
